Throughout this full refurbishment, Onsite Projects managed swift responses to challenges as they arose, taking a classic yet tired corner dairy and delivering a light and airy retail space ready for a high-end tenant in a sought-after suburb.   

Maximising ceiling and wall space required a careful balance between planned layout changes and the structural integrity of the building. Working with engineers, solutions included repairing damaged midfloor joists and the installation of new LVL beams to allow the removal of first floor walls, creating open office spaces. 

A commitment to detail saw Onsite Projects sourcing six different custom mouldings to seamlessly match existing architectural features and carefully managing the irregularities common in older buildings. Custom-made doors were ordered to complement the existing style and new bronze door hardware was found and delivered in a tight three-week timeframe, despite initial quotes for a six to eight week turnaround. 

The installation of two large shopfront windows on the ground floor enhanced the street appeal while adding natural light to the interior. By working closely with our manufacturer, we had the new frames adjusted at short notice following a last-minute design change. Ten original sash windows were also repaired to be functional and tidy. 

Finishing touches included replacing cabinetry, new plaster and paint, electrical, data, fire, plumbing fixtures and services throughout, uncovering, repairing and finishing the original Kauri timber flooring upstairs and rejuvenating the concrete floors downstairs.

Design changes and a reduced deadline put pressure on the project, allowing Onsite Projects to showcase project management expertise, getting all contractors on board to hit the new target date. Through the Onsite Projects Labour Hire division, we were able to increase manpower as necessary and work through weekends to meet the revised project timeline.
